Things to do when it comes to renting:

• Videotape the apartment upon renting and date the video so that any problems that exist at the time of rental would not be attributed to you when you  move out. 

• Flagrant violations such as missing locks, missing railings, improper gas hookups, smell of gas or other suspicious smells, signs of rodents, broken windows (including basement windows), blocked exits, etc. should all be "red flags" when considering rental.  Make sure the landlord fixes violations before signing your lease or have it as a condition in your lease.

• Tenants should also obtain the registered owners contact information to include name, address and cell phone number with area code. 

• Smoke detectors (with working batteries) should be in place. 

• Third floor attic apartments, for the most part are illegal. 

• All exits should be free of clutter. 

• Dead bolt locks should be on all doors and windows should also lock.  Do not let strangers in the house, including utility people, unless prior arrangements have been made (i.e. cable, gas, electric). 

• Keep a list of valuables with serial numbers (one copy at home with parents and a copy that they keep in a secure place) in case items are stolen. 

• Know when trash day is, use recycling bins and keep the exterior area, yards, etc. cleaned up. 

• Some landlords will give rent consideration if tenants agree to mow the grass and shovel snow.  

• Renters may be asked to sign a Code of Conduct regarding loud music, crowded parties, unruly guests, etc.  Landlords can evict for violations of the code.
